We Specialize in the Buildings Others Won't Touch.

Most architecture firms build new. We work with what exists — existing buildings, existing structure, existing occupancies, and the layers of code compliance that come with them. That’s not a niche. It’s a specialty that takes years to develop and a specific kind of practice to sustain.

Adaptive reuse projects require a different level of investigation up front. You have to understand what you have before you can design what you want. We’ve been doing that work — condition assessments, code analysis, phased construction — for 24 years.

Adaptive Reuse. Historic Rehab. Existing Conditions. Complex Entitlements.

We Have Particular Depth In

  • Historic structures and Mills Act projects

  • Mixed-use repositioning of industrial and commercial buildings

  • Hospitality conversions — hotels, boutique lodges, event venues

  • Specialty occupancies: cannabis facilities, breweries, live-work

  • Fire rebuild and reconstruction projects

  • Complex LADBS and municipal entitlement processes

Stronghold Climbing Gym, Lincoln Park

A 1920s industrial building near the LA River, converted into a bouldering gym. The design challenge wasn’t aesthetic — it was proving the change of occupancy and life-safety upgrades could work within the existing masonry structure.

101 Cider House

A small industrial building near downtown, reimagined as a hospitality venue. The project turned an underused structure into an active gathering space while working within the building’s existing footprint and code constraints.

Stronghold Climbing Gym, Echo Park

A second underused industrial building, converted alongside the Lincoln Park location. Same challenge, different structure — proving the occupancy change and life-safety upgrades could work within what was already there.

LA Revery

An existing structure reworked with a full glass-and-steel entry sequence. The project kept the building’s original bones while transforming how it presents to the street and functions inside.

Find Out What Your Building Can Become

If your project involves an existing building with complications — permit history, structural unknowns, code gaps, or a use that’s hard to categorize — that’s the work we’re built for.
